About

At DOZ, we believe in equitable communities. That’s why we focus, almost exclusively, on the affordable housing and community development industries.

We Are DOZ

We Are DOZ

In over 30 years of operations, our team has grown and evolved to serve the changing needs of the sector. We work with clients around the country, helping them grow and adapt. Clients come to us for our knowledge, but they stay because we’re a reliable provider and trusted advisor.

Our team of 200+ serves clients nationwide, but we’re mostly in one office. This creates comradery and opportunities for mentorship. It’s also an efficient way to work and share knowledge. Our commitment to the community extends beyond our daily work to our culture of caring, and perhaps most importantly to our charitable foundation  — through which we provide monetary and volunteer support to those in need.

Working together, we can continue to fulfill the vital mission of affordable housing: equity and opportunity for all.

Our History

In 1987, Steve Dauby and Sean O’Connor formed Dauby O’Connor, a two-man firm located in Indianapolis, Indiana. A year later, Ted Zaleski joined to create DOZ. From the start, we’ve provided the highest level of client service at affordable prices. We’ve invested in our people and continuously improved our processes. We’ve grown responsibly, never taking on more than we can handle with precision and reliability. Now, we are a nationally-recognized team of 200+ with clients in all 50 states, and we remain focused on advancing affordable housing.

Today, our leadership consists of 13 of our most experienced members with decades of experience at DOZ.  Our practice of promoting and leading from within ensures we maintain our core culture, while providing our clients the consistency and exceptional service they’ve come to expect from DOZ.

Client Types

Client Types

We provide services to clients in the following industries:

  • Low Income Housing Tax Credits (LIHTC)
  • Housing and Urban Development (HUD)
  • Rural Development (RD) and State Agencies
  • Not-For-Profit and Community Development Organizations
  • Construction and Development Entities
  • Corporate
  • Syndicated Funds
  • Employee Benefit Plans

Our clients are faced with tremendous challenges, including the ever-changing body of IRS, HUD, RD and State Agency regulations, increased government scrutiny, tighter fiscal policies, and the dynamic landscape of the LIHTC industry. In order to succeed in this competitive environment, our clients must be innovative and have the highest level of expertise at their disposal. That required level of expertise is available at DOZ. We consult with our clients throughout the year in order to help them achieve their business objectives.

Diversity, Equity, and Inclusion

Diversity is an asset in our organization.  At DOZ, we encourage our employees to bring their whole selves to work.  We do not discriminate based on race, sex, gender, sexual preference, or identity.  We work hard to foster a welcoming, friendly environment that accepts everyone, creating a genuinely enjoyable workplace to be a part of.    Our Diversity, Equity and Inclusion (DEI) employee committee works to foster a professional, empathetic culture that promotes inclusivity via education, communication, policies and initiatives that emphasize the celebration, encouragement and support of individual differences.
