Hybrid Development: Combining 4% and 9% Credits

Cost: $95 per attendee

With the increasing scarcity of 9% credits as affordable housing development increases, developers are turning to more creative financing structures including the newly evolved practice of hybrid developments or “twinning” credits – that is, bifurcating developments into two separate transactions – one that utilizes 9% credits and one that utilizes 4% credits. This creative approach to a new financing stack provides more opportunity for developers, but requires careful planning, consideration and documentation. Join our panelists as we discuss this new practice, define the parameters and scenarios in which twinning is most likely to be successful, identify areas to monitor pre- and post-construction, explore how to structure the ownership entities, and examine how to underwrite each of the transactions.
